Elections for Alcade Held Yesterday

Elections were held yesterday for the position of Puerto Morelos Alcade, most equivalent to the position of 'mayor'.

I am not clear why the elections were held at the end of December, as normally they are mid-summer, but nonetheless they were held yesterday.

Leonel Eustaquio Medina Mendoza (the purple candidate) was certified as the winner of the election, and the Toma de Protesta (swearing in ceremony) is scheduled for December 29th.

Interesting tidbit: This news article reports that 39% of the Puerto Morelos population, 2595 people, voted. (A pretty dismal percentage.) However, this means that the population of Puerto Morelos is officially estimated at 6650. Does that seem right to you? I feel it might be closer to 8000-9000. What do you think??

Christmas Season in PoMo

Puerto Morelos has seemed to slim down its Navidad festivities this year. Since mayoral elections are being held today, I think that put a major crimp on any planning.

The poor PoMo Town Square Christmas Tree took such a beating in the latest round of torrential rain, that they took it down this week.

Interestingly, Puerto's enthusiasm for the holidays mirrors my own this year. My Christmas decorations are in storage. I got back too late to make them worth getting out. I haven't found the time or desire to bake like I usually do. Josh is enroute, but won't arrive until late Christmas Eve...and he's forgotten to pack Easton's Santa gifts. So, it looks like we are going to have a very low key Christmas this year too. ;)

At this point, here is what I can gather is happening. If you know of any other events or if your restaurant is having any special events, please let me know. I'll keep adding updates to this post as they come in.

[Also, if you have anything planned for New Year's Eve, please send that info on as well and we'll do a post for that too.]

Christmas Caroling

Hear the Jolly Christmas Carolers singing your favorite carols in the Puerto Morelos square at 6pm on Saturday, Sunday, and Monday nights and onTuesday (Christmas Eve) at 4:30! We will also be at the Unico Beach Bar at 4pm on Saturday, and in front of the Catholic Church in the Colonia on Sunday evening at 7:30pm. Donations will benefit Puerto Morelos animal rescue projects!

Mayan Riviera Properties has a new website!

If you haven't had a chance to see the new website, stop by to check it out! We are still fine tuning, but it's looking good! The website allows rental guests to search by date and book online. Way easier!!!

Rain, Rain, and More Rain

So, if you weren't in PoMo over the summer, and you haven't made it down yet to escape the cold, then you may not know that Puerto has been SOCKED with rain. Oodles of rain. ...And it's still raining. 

So, the roads are a mess. Hopefully, they'll get them fixed as soon as we can dry-the-heck-out. All that being said, the food's still great and the company isn't half-bad either. So, we'll leave a light on for you! ;)


IVA Tax is going up

There has been a National Tax Reform, on the heels of a Anti-Money Laundering Act, passed at the end of November. While we will be having our 1,349,029 meeting this month to try and figure out what it all means, here is what I can share with you now:
  • IVA the 11% tax that is applied to most goods and services is going up to 16%. There were only a few border states that had the 11% tax rate and Quintana Roo was one of them. They voted to have all of the States have the same tax rate. So, ours is going up to 16% as of January 1st.
  • All companies are going to be required to have electronic facturas -- even the little guys, as they have eliminated the minor business category called the "pequeño contribuyente". So, that means everyone that you pay should be giving you a factura for their service. Yes, everyone.
  • They have eliminated the IETU tax (alternative flat tax) as well as the IDE tax (tax on cash deposits).

Elections Are Sunday

PM is voting for a new Alcalde (loosely translated as "mayor") this Sunday. Things to know: 1) That is what all of those loudspeakers are.  2) Dry laws will be in effect. Plan accordingly.  3) Since the government is changing, it's been nearly impossible to determine if there are any Christmas/New Year events planned. So, just keep your eye open, and I'll let you know if I hear of anything.

What's Your Fav PoMo Food?

When traveling, it's the Cardinal Sin not to eat the local food.

We are really lucky in Puerto Morelos because we have GREAT food ...and a lot of it!

There are TONS of restaurants!

My very favorite food is Cochinita Pibil. Unfortunately, I don't think there is a restaurant in PM serving it up at the moment. Or is there somewhere I am missing?

Charity Golf Tournament on October 26th!

Attention Golfers! Playa del Carmen's Rotary Club is hosting a golf tournament on October 26th, 2013.

All event proceeds will support Seaside Rotary projects that benefit disadvantaged youth and families in Playa del Carmen. Rotary sponsored initiatives such as The KKIS Project have helped hundreds of at risk children by providing much needed and expensive school supplies and providing ongoing English language support in the classrooms.

Halloween 2013 in Puerto Morelos

Here in Puerto Morelos, there isn't an open trick-or-treating as one may be used to in your home country. However, a group of dedicated folks bring the magic of Halloween alive each year. The little ghosts and goblins follow a route around the downtown area. Those wishing to pass out candy are welcome to station yourselves along the route.

Keeping on Top of Mexico's Evolving Investment Climate

As members of AMPI (Mexico's Professional Real Estate Association), we are big supporters - for obvious reasons - of continuing education in order to provide the best services for our clients.

Over the summer, Laura Lecchi, was certified in Condominium Administration.

Last Thursday, I attended a workshop on Fideicomisos. For any of you wondering if they are going to get rid of the Fideicomiso, my best guess is not any time soon.

On Friday, Kim and I attended the Real Estate Business Summit Cancun 2013. We learned about new
transparency laws affecting real estate transactions, the status of a new Real Estate Law for the state of Quintana Roo (Licensing will soon be a requirement, not an option. Yahoo!), and received an update on the progress of the Tax Reform bill that is currently being negotiated in the Federal Congress.

I don't think it is an understatement that if you are interested in investing in Mexico, finding a licensed professional is the safest way to go. Mexico is a developing country, meaning that it is modernizing, evolving, and the rules of the game will change. Finding an agent who is armed with the latest and CORRECT knowledge can save you time, grief, and money!

Underwater Sculpture Museum is Complete!

Jason DeCaires Tayler, fellow Puerto Morelian, has been toiling away in his Puerto Morelos workshop for several years now, creating an amazing underwater sculpture museum. His work is finally complete. Check out a video here.

Correction to Today's Post

My mistake!

Earlier today (Monday, for those of you who will be seeing this in your email inbox on Tuesday), we shared a tip about the compatibility of dryers. It contained an error which has now been corrected in the article.

Dryers in Mexico usually come with Natural Gas fittings and need to be re-fitted with Propane fittings. Please refer to the original, corrected article for the full info.

Wait! Don't Connect Your New Dryer Just Yet!

Wait!! Did you know that that you cannot just begin using your new Dryer you bought in Mexico?

Most dryers (especially if they are imported) come factory-installed with a gas attachment for Natural Gas gas, rather than propane. Here in Mexico, the gas is propane, not Natural Gas. 

But here's the tricky part: Physically, you can still attach the lines - even though the dryer doesn't have the appropriate type of fittings. The Natural Gas fittings will let too much propane into your dryer, which can cover your clothes in soot, ruin the dryer, or even start a fire.

All dryer manufacturers will send a tech out, for free, to install the correct propane fitting kit. Just give the 01-800 number that came with your new dryer a call to set up an appointment. Usually, they are out in just a few days.

Most locals don't use dryers, it's mostly us crazy gringos. So, it used to be quite common for your plumber to not know about needing to switch the fittings. Now, many of them are used to us gringos drying our clothes, rather than using free sun and wind. It's not the problem that it used to be, but it is still worth the reminder --- especially for those do-it-yourselfers.

Dragon Mart Update

The seemingly never-ending saga continues to twist and turn...

A few posts ago, I shared a synopsis of what has been happening with the Dragon Mart project. There have been some new developments that I thought I would pass along for those of you keeping up with the drama.


  1. The legal filing that the developers placed in the courts came back in their favor. So, it would seem that the project has the green light to get started.
  2. Then in short order, SEMARNAT, the environmental agency pipes up to say that they have not given it the ecology permits to start.

A Little of This & That

This summer, I have been hard at work on a completely new website design for Mayan Riviera Properties. It's exciting and cutting-edge. I can't wait to share the finished product with you soon!


Google Reader: 

If you happen to read this blog using Google Reader, you know that Google has (most unfortunately) axed this product. I switched to Feedly and like it. Although, I still miss my plain ol' Google Reader for reading the blogs that I follow.

For those of you who don't know what a Blog Reader is: It is a service -- often free -- that complies all of the blogs that you read into a chronological list, kind of like a magazine, rather than having them sent to your inbox individually. It's a must-have if you begin to follow numerous blogs to prevent them from clogging up your email inbox.


Facebook: 

While we are on the topic of Social Media, for those of you who follow us on Facebook -- Remember that Facebook has made some changes. Just because you "Like" our page, doesn't mean our posts will show up in your Newsfeed on your homepage. In order for it to show up on your newsfeed, you need to regularly interact with our page, by liking posts, commenting, etc. If Facebook knows that you are active on the page, then it will appear more often in your Newsfeed.

Dragon Mart Update: 

A few observations to sum up where it stands at this point --

The last hard news article was that the permits for the project had been denied and that they were going to fine the developer for clearing the land without permission. The developer has tried a legal filing to overrule the permit veto. Confirmation that any collection of the fine has not been reported, to my knowledge.  Here is a nice, recent summary by the LA Times.

Recent political events have also been favorable for the developers. The PRI political party has been in favor of the project, including Quintana Roo's PRI Governor. The Benito Juarez Municipality President, who was a member of the PRD party and instrumental in the permit denial, is at the end of his term. The PRI candidate was elected in July to fill his position. So, it would seem that the local, political blocks to the project have been eliminated.

Shipping a US vehicle from Puerto Morelos to Miami

 As you may know from a previous post, I am no longer able to have a US vehicle with my new Permanent Resident visa status. So, I needed to ship my Yukon back to the U.S.

I can happily say, "MISSION ACCOMPLISHED". I wanted to share details of how I did it for those that might be curious/find it helpful. So, here's the low down...

I had a Yukon XL, with Tennessee plates, that I had driven across the border some time ago (with my FM3) and had a Temporary Import Permit which allowed me to keep the vehicle in the country as long as my visa status stayed current.

In order to ship your vehicle to the US, there are 2 entities which you will need to deal with to organize your shipment. The first is the shipping company. The second is a US Customs Broker. 

When I received my Permanent Residency status, I could no longer have the vehicle in Mexico. I contacted Hyde Shipping. Hyde has a weekly container ship that leaves from the port in Puerto Morelos. They put me in contact with their office in Cancun: (998) 884-3876. Hyde Shipping can ship US as well as Mexican-plated vehicles. However, the requirements are different for Mexican vehicles, so the same process/fees will not apply.

First, they requested the dimensions and weight of my vehicle. I was able to look up these specs online. With that information, they could quote me a price. My vehicle, which is the equivalent of a GMC Suburban, was $1305.00 USD to ship through them.

Once I approved the quote, the Cancun office requested several documents, which I was able to provide through email. They had me complete an application, the vehicle title, and copy of my passport.

It was at this point that I contacted my US Customs Broker to get their paperwork rolling. I worked with Lourdes from the offices of Paul M. Voight, Customs Broker: 954-768-0944. She requested the same documentation that the shipping company required, a free Kelley Blue Book Report stating the value of my vehicle, along with the documentation that would be given to me from the shipping company and aduana which was given to me prior to the vehicle's shipment.

I was instructed to drop the vehicle no later than Wednesday of that week at the port in Puerto Morelos. The vehicle was to be clean, empty (no personal items), with less than 1/4 tank of gasoline. I spent about 3 hours at the port where the vehicle was inspected, admitted, and then I drove it (barely) into a container for shipping. They gave me several documents which would be required to receive the vehicle on the stateside. Most importantly, they removed the Temporary Import Sticker from the window.

After leaving the port, the next step in the process was to cancel my Temporary Import Permit that I had for the vehicle with the customs (aduana) office. After leaving the port, I drove to the aduana office, located in Puerto Juarez, north of Cancun -- near the ferry docks to Isla Mujeres. Passing the ferry docks, continue north. The aduana kiosk is located inside the Captain of the Port building. They required my Title, IDs, Imporation Permit, and detached sticker.

Now --- here's the sticky part --- Technically, since I already had Permanent Residency, my vehicle was already illegal. I should have been required to request a letter from Aduana in Mexico City granting the illegal vehicle safe return. For some reason -- and much to my joy --- the aduana agent did not request this letter, and I surely wasn't going to bring it to her attention. Honestly, I was expecting her to decline the cancellation and require the letter -- which really would have thrown a wrench in the plans.

MORAL OF THE STORY: Have your vehicle shipped PRIOR to receiving your Permanent Residency. If not, don't be surprised if you are required to do this extra step.

The lovely lady at aduana handed me a certificate which confirmed the cancellation of my Importation Permit. Total time spent in her office was less than 1/2 hour.

I then scanned/emailed this cancellation to Hyde Shipping. In return, they sent the bill of lading and other docs which I needed to provide to the US Customs Broker. The fee for the customs broker, plus the charges on the US side totaled $695 USD.

The ship headed to Port Everglades in Miami, Florida the following Monday. It arrived in Miami on Wednesday. In the meantime, I flew to Miami to receive my vehicle on a horrible, but cheap/direct flight on Spirit Airlines. Thursday was the 4th of July, so my vehicle was a bit delayed in being released from Customs on the US side. The vehicle was released from US Customs and available for pick up on Tuesday morning of the following week. (Had it not been for the holiday, it may have been ready on Friday afternoon or Monday.)

Canadian Travel Giant, Sunwing, to Construct New Hotel in Puerto Morelos

Sunwing Travel, the #1 marketer of Mexican Vacation packages in Mexico, has announced plans to construct a new hotel in Puerto Morelos.

Construction on the 1,250 room Royalton Riviera Cancun (Why isn't Puerto Morelos ever in the name??) is slated to begin in 2014.

Mexican Fideicomisos Are Not Considered Trusts by the IRS!

Important news for U.S. Citizens who own property in Mexico via Fideicomiso!
For those of you who follow the blog, you know that the IRS requires U.S. citizens to file a report that discloses all trusts worldwide.


U.S. Accountants have admitted in the past that the language was a bit gray where fideicomisos were concerned, but most recommended that you file the disclosures as non-disclosures carried hefty fines.

Well --- Are you ready for this?? The IRS actually came out and said that you can file LESS paperwork. They have acknowledged that the fideicomiso is not a trust in a traditional sense and is therefore exempted from the required disclosure filings.

Less Paperwork. Yippee!

Rained Cats, Dogs, & Crocs in Puerto Morelos!

I am back from a quick vacation today, and boy did I pick the right time to get out of Dodge! Rain POURED down here in Puerto Morelos while I was away.

If you haven't heard/seen, here are a few pics/facts to get you up to speed:

We basically received 35% of our expected total annual rainfall in a three day weekend + plus it rained some more.


Prior to the rainstorms, the mangrove was getting pretty darn dry. So dry, in fact, that you could see the crocodile tail tracks baked into the mud. Afterward, they are happy and wet again. Our fav Puerto Morelos photographer, Michael Maurus, was able to capture some great shots!

Transportation Options in Puerto Morelos

People often ask me "What is the best way to get around when I am visiting?" The truth is that there isn't one right answer. It really depends on your vacation itinerary, budget, group size, and personal preferences.

So, here is a run-down of the options that you can consider:

GETTING YOURSELF TO PUERTO MORELOS FROM THE AIRPORT

Rental Car: 

The first decision you want to make is whether or not you will be renting a car. If your plan is to plant yourself on the beach and tootle around town during your time here, then you probably don't need to rent a vehicle. If you plan on making trips down the coast and exploring, then you might find it advantageous (and less expensive) to have your own car.

Many visitors choose to rent a car at the airport and if you are renting a car, it is what I would recommend that you do.  Be sure to rent the vehicle online BEFORE your arrival to obtain the best rates. Upon arrival, find the representative for your car rental company. They will take you via shuttle to their lot where you can complete the paperwork and drive away with your vehicle. Be sure to call your credit card company so that you know what types of insurance you can decline at the time of rental. Not all credit cards have 100% coverage. Rates will vary by company, what type of vehicle you rent, and the time of year.


Airport Transfer Company:

There are lots of great private transfer companies that offer airport transfers to and from the airport. At Mayan Riviera Properties, we recommend USA Transfers to our guests. Rates will vary depending on the number of people in your group and will usually be listed on the transport company's website.

After arriving in town using the Transfer Company, you will need to rely on public transportation or a daily rental car for getting around during your stay.


Taxi:

From Airport to Puerto Morelos - Taxis are available to take you from the airport to PM, but can be more expensive than pre-arranging service through an Airport Transfer Company.

From Puerto Morelos to Airport - PM Taxis can take you to the airport from PM. Price for a regular-sized taxi is 350 pesos. Larger vehicles are also available.


Bus:

Taking the bus to Puerto Morelos is easy and the most economical. The bus leaves every 15/20 minutes from the airport and the first stop on along the coast is Puerto Morelos. You can buy a bus ticket at the airport from the ADO desk. (Current cost to PM is 68 pesos.) The bus is air conditioned with TV and WiFi. It also has luggage storages compartments underneath the bus body, and the staff will load/unload your bags.

The buss will drop you off at the bus depot on the highway in PM. There is always a line of taxis to take you into town from there.


GETTING AROUND DURING YOUR TRIP

Rental Car:

Shoe-sized Car
Cars can be rented by the day here in town. You should know that the daily rental rate is higher than the weekly rate - so expect to pay $50-60 USD for a small, basic (think shoe-sized) car for the day.






Colectivo:


Large Colectivo

Smaller Colectivo
Colectivos are buses that run around Puerto Morelos. You'll see them in 2 different sizes. They will take you on a circuit around Puerto Morelos -- the port side and the colonia -- for a whopping 5 pesos. Cheapest tour in town! Flag one down to hop on at any time or catch one in the town square.

It's a great way to get over to the colonia to do fruit/veggie shopping. If you haven't ever went for a Colectivo ride, I'd recommend you hop on one.


Taxi:

Taxis are available to take you around town. You can call them to pick you up (998.871.0090), flag one down, or jump in at any of the taxi stands in town.

You'll find each town has a different color.
Most destinations within downtown/colonia are between 20-50 pesos in taxi fare. Properties on the north and south ends of town are a higher rate. Rates to hotels are always higher than to private houses, so be sure to mention a private property if that is your destination for the best fare.

If you have questions about rates, you can check the main taxi stand in the town square for the price list. It's always a good idea to check the price before taking the ride.

Taxi drivers can also take you to Playa del Carmen or Cancun. Due to regulations, they cannot take anyone back with them -- so your rate will be the price of a round trip. Oftentimes, its better to have them wait with you and return in their vehicle - rather than paying for 2 round trips for only one run into Cancun or Playa.



Bus:

Taking the Bus in Mexico is a great way to travel! Be sure to book the first class bus tickets.

To Playa del Carmen: The luxury bus leaves every 40 minutes, 66 pesos. The regular buses leave every 15 minutes, 26 pesos. The Playa del Carmen bus depot is right on 5th Avenue, in the heart of Playa.

To Cancun: Every 20 minutes, 26 pesos. The Cancun Bus Depot is in Downtown Cancun, on Tulum Avenue. You can take a second bus or grab a cheap cab ride into the Hotel Zone upon arriving at the Depot.

Check the ADO website for bus schedules.



Bike:

Lots of places in town rent bicycles. Always fun to grab bikes for the day or week.

Important to Know:

There are very specific rules regarding professional transportation that travelers should be aware of when making travel plans.
  1. As I mentioned above, each taxi is a part of a syndicate, which can only operate in a defined region. (Thus, the different colors for each syndicate.) Taxi drivers can only operate within their region. If a passenger desires for them to take them out of their region, it is perfectly acceptable. However, they can only return with that passenger or must return empty. For this reason, it is often easier and less expensive to have the same driver stick with you while you are out of town.
  2. Private Transport Companies are only authorized for airport transfers and tours that have been pre-booked with the transportation company or with a tour company, respectively. Private transportation companies must carry a log sheet that accounts for the pre-reservation of each passenger. (This is why private transport companies stress that ALL passengers must be listed at the time of reservation...and freak out a bit if you haven't -- You've put them in quite a bind.) This is strictly regulated, and it is not unusual for their passenger log to be inspected by transportation authorities.
  3. For transportation needs that have not been pre-booked (#2), a taxi is the way you should travel. 

While the rules/regs are strict for carriers, it is easy for the user: If you are using a private transportation company, be sure that it is only when you have pre-booked your trip. Remember to include all passengers. If you are serendipitously heading for adventure, grab a cab. 

It is important to realize that these laws are in place, in part, for your protection. By booking your transportation with a professional company or by utilizing the public system/taxis, it assures that you are traveling with a transporter that has the proper insurance for their passengers.
