Property Tax Rate in Puerto Morelos

Did you know??

The property tax ("predial")  rate is 0.24% of your tax value ("valor catastral").  There is also an additional Municipal fee that is added to your tax, which makes it a total of 0.26%.

It's a Great Tax Rate! 

Even Better -- You get a big discount if you pay your property taxes in advance!  If you pay your taxes in December for the following calendar year, you receive a discount of 20%-25%!

MRP Supermoon Photo Contest!! Submit Your Photos of the Supermoon!

Tomorrow's Supermoon should be pretty spectacular.  For those who haven't heard, tomorrow's full moon is supposed to be the largest full moon, in size, in 18 years!

So, we are hoping that we can post your photos of the Supermoon, from wherever you happen to be for the event.  We hope to get Supermoon photos from around the world!  Spread the news and send us your photos!

Banking Realities While Living in Mexico

Monday's Bancomer Banking Event at the Mayan Riviera Properties Office went very well!  Bancomer is promoting their new branch, located in the Cancun Hotel Zone, which provides banking services for English Speaking Clients.  They offer savings, checking, and investment accounts, as well as fideicomisos and mortgages.

Several people asked me about how I manage my personal banking.  Trying to live in 2 countries with accounts in each and having to ATM/Wire Transfer/Foreign Transaction Fees can get expensive.  So, I thought I would share my system with you.  It is the best way I have found to keep your money from being eaten up by fees.  If you have any other tips, please  share by leaving a comment at the bottom of this blog for others to be able to reference too.

MY  U.S.  BANK ACCOUNT
First of all, I have a U.S. checking account at a local, hometown bank called Wilson Bank & Trust.   With  this account, I can pay bills online and they have the added bonus of NO ATM FEES!  Shop banks in your area to see if you happen to have one that does not charge ATM fees.  Additionally, I have developed a good working relationship with the bank manager, so doing wire transfers from abroad (without having to be present) is also possible.

MY  U.S.  CREDIT CARD
I have a Capital One VISA Signature Credit Card.  Capital One Visa Cards have NO FOREIGN TRANSACTION FEES!  (A foreign transaction fee is a fee that most credit cards charge on each transaction that is made from a foreign country.)  This Visa Signature has no annual fee, and I have an 9.9% APR.  Additionally, I earn 1.25 points for every 1 dollar spent.  These points can be used for flight miles on any airline, with no blackout dates.  

I am considering upgrading to their Visa Signature VENTURE Card.  This card is the same except it has a $60 USD annual fee, and you earn 2 points for every 1 dollar spent.

The Capital One Visa point system is pretty easy.  Let's say you want to purchase a ticket for $500 USD.  Then, add two zeros for the number of points you will need to purchase the ticket.  $500 USD ticket = 50,000 points.  While it's a few more points than the other cards, you are earning them at 2x1 and you have no restrictions.  So, it works well for us.  There is a lot of other things you can use the points for: car rental, hotels, gift items, etc.


MY MEXICO BANK ACCOUNTS
* HSBC:
I have two personal checking accounts in Mexico at HSBC, one in USD and one in Pesos.  I chose HSBC because they have the branch closest to Puerto Morelos, located in the Central de Abastos in Bonfil by the airport.  I have a debit card for both accounts, as well as checks which I rarely use.

* MONEX:
HSBC charges a fairly hefty commission to cash U.S. or Canadian Checks, so I also have an account at Monex.  With my Monex account, I am able to write a check to myself from my U.S. Dollars Account and they transfer it, in pesos, into my HSBC peso account at an excellent exchange rate.  The checks usually clear within 2 business days.  This is how I avoid paying those expensive wire transfer fees to move money from my U.S. Account to Mexico.

The Monex is located in Downtown Cancun, on Tulum Av. south of Plaza Las Americas.  It is a large, dark gray, multi-story office complex on the east side of the road.

FOOD FOR THOUGHT
According to Bancomer representative at the event on Monday, Bancomer does not charge a commission to cash foreign checks, but it does take approx. 15 days to clear.  If this is the case, you would not need a Monex account to move money.

The Bancomer representative also said that those who open accounts with them will have a preferred account.  Preferred customers have their own account executives and their own (shorter) line at the bank.

Tigres Baseball is Back! Opening Day is this Sunday!

Opening Day is Sunday!  Tickets are sold at the ticket booth in front of the Baseball Stadium.

The Beto Avila Baseball Stadium is located next to the Soccer Stadium -- which is around the corner from the MEGA Grocery Store that is next to Costco.   Got that??  ;)

New this year, they will be playing some crossover games with teams from the Northern League.  This series is with the Mexico City Diablos.  Is going to be a good one!

There is a large group of Puerto Morelians who are buying their tickets in Section 3 behind the home plate.  Come and join us in cheering on our Tigres!

Immigration 2.0

I recently had to renew my FM2.  As many of you may know, they have recently streamlined the system, and I was interested to see if the new system was truly any better than the old system (if you could call what they had before a 'system').

I am happy to report that I was pleasantly surprised!  It is much better!  Previously, I had paid an attorney to do the work on my behalf to save the headache.  So, this was the first time I was ready to do it myself and give it the good ol' college try.

THE INFRASTRUCTURE:
First of all, I chose to renew my FM2 in Playa del Carmen's immigration office this year.  Previously, I had always done mine in Cancun.  Playa del Carmen's location is MUCH better!  The immigration office in Playa del Carmen is in a building called PLAZA ANTIGUA.  It is located on 10th Avenue, near the entrance to Playacar.  See a map here.To find it, drive south on the highway to PDC.  Turn left on Av. Juarez.  Take Juarez to 15th and turn right.  There will be an above ground parking lot and a parking structure --- take your pick for parking.  Both are located just behind Plaza Antigua.  [For those of you who have tried endlessly to park at Cancun immigration, you will know that this is a HUGE deal!!]

Immigration Office
The immigration office is located on the second floor of Plaza Antigua, at the end of the hall.  Their receiving  hours are 9-1, Monday to Friday.  My suggestion is to go early -- be there when the doors open before the rush!

Just outside the doors to the immigration office is a storefront run by a man I like to call "The Immigration Angel".  He runs a one-stop-shop just outside the doors of immigration that can make copies, take photos, do translations, and create the letters needed for any of your immigration-related needs!!!  He's fantastic and his prices are super reasonable.  Notice that the sign on the door:  350 pesos for a FM3 Renewal Package -- Includes all of the completion of the online application, letters, copies, photos, and translations!

So, if you are interested in soliciting or renewing your immigration document, pay this man a visit.  He can set you up with everything you'll need.

THE PROCESS:
The Immigration Angel's Office
A)  Find out the documents required for your particular document by visiting the reception desk at Immigration for a list of the required documents, via The Immigration Angel, or online.  The required paperwork will vary depending on whether your FM2/3 is a Work vs. Non-Work Visa & whether it's a Renewal or New Application.

B)  Complete the online application form.  I completed my application online prior to going into immigration.  If you speak Spanish, it's a fairly easy form.  If you don't, have The Immigration Angel do it for you.  The form can be found online here.

IMPORTANT Quirks about filing out the form:
  1. This form works well in Internet Explorer, but not so well in Firefox.  This caused me to have to do mine a second time.  Lesson learned.
  2. Turn OFF your pop-up blocker BEFORE completing the form.  This caused me to have to do mine a third time.  Lesson learned.

C)  Submit documents to Immigration. Upon submission, they will give you a piece of paper with a confirmation number, a password, and website link.  By visiting this link, you can track the status of your document and it will tell you when it is ready and you need to return to the office.

 D) Return to office to get your appointment.  Once the website says that your documents are ready, you'll return to the office.  They will give you a bank form in order to make your payment, instructions for your photos that will be required, and set up an appointment day/time to return for your document.  Hint:  Try to set up something in the morning so that you can hopefully retrieve your immigration card the same day in the afternoon and save yourself a return trip.

E) Prior to your appointment, pay your fees at any bank and have your photos taken.  When you pay your fees at the bank, be sure to keep the original receipt and make 2 additional copies to take back with you for your appointment.  Photos can be taken at any photo shop.  The Immigration Angel does a great job with those too.

F) Return for your appointment with you bank receipt/copies and your photos.  Immigration will take these from you, make your card, and tell you a time to return for its pickup.  Hopefully, if your appointment is in the morning, they will have it ready for you the same day.


As an FYI:  My FM2 renewal was about 1300 in fees and I spent another 250 pesos on letters/copies/photos.

If you decide that you don't want to do it yourself, I can recommend an excellent attorney who charges a reasonable fee and is very prompt/good.  His name is William Sauri [wsauriuno@hotmail.com].

Puppies in Need of Home! Fixed and Ready to Go!!

Fellow Puerto Morelian, Jill Fedewa has been caretaking a litter of puppies that were born to a street dog near her home.  There are 7 in total: 2 Girls & 5 Boys.  All have been spayed/neutered and are ready for their new homes.

Charity Cookbooks available at our office! Pick one up!!

Stop by our office and pick up "Sharing Recipes with Friends" Cookbook!!

This is a fantastic, grassroots project by fellow Puerto Morelians, Margaret, Sheila, and Bob.  They saw a need for improvements in the local Francisco Madero Kindergarden in Puerto Morelos.  So, they published a cookbook full of yummy recipes and are selling each for 250 pesos or $20 USD.  All proceeds go to improvement projects they are doing at the school.

Carnival in Puerto Morelos

A quick FYI about the Carnival Festivities!

The Official Activities are:
  • Carnival kicked off last night with a dance in the town square.
  • Today:  Costume Contest to be held in the Town Square of the Colonia
  • Monday:  Caribbean Nights Dance in Town Square
  • Tuesday:  Awards Ceremoney to be held in the Town Square of the Colonia
  • There is a carnival with rides being held in the Town Square of the Colonia as well.
Live Music:
There is a smattering of live music every night in town at the various restaurants.  Check out Cantina Habaneros, David Lau's, Taco Avenue, La Playita, Sativa, Posada Amor, Gaucho's, & Pelicanos all have musicians on their rosters this week.
